Recently I went to a wedding in another state with a group of friends who had rented a home for the weekend from a couple who routinely rent out their house to lodgers when they are out of town. The house was great and it wonderful that a group of us could all stay together and not have to book separate hotel rooms.

Afterwards, I checked out the service and discovered that renting out rooms in your home or even the entire house for a period of time for vacationers and business travelers is becoming more and more common.

There are several sites that assist you with listing your rooms or property and Airbnb is one that I have actually heard of before and recently read about.

Airbnb allows you to list your property and set your own price.   Once your rooms or house is rented Airbnb charges 3 percent of the rental fee.

You simply sign up for a free account with Airbnb, create a profile and list your property.   You can list what dates it is available, along with any amenities, house rules, security deposit, cleaning fee and payment methods.

Airbnb has lots of tools such as pricing guides that help you price your rooms during the weekend, peak seasons and holidays.   Airbnb also has great tips on how to prepare yourself and your home for hosting.

Airbnb also covers all of theirs hosts with a $1,000,000 guarantee in the case of property damage.

Listing your property on Airbnb, being responsive and providing a great amenities for guests can really become profitable.   Lodgers who have great experiences staying at your home write reviews on the site that can boost your popularity and get your more bookings and allow you to charge more.

Airbnb is definitely a site worth checking out if you have extra rooms in your home, or an empty property (such as a vacation home) that you don’t use regularly.
